GlobeSite provides support in assisting clients to translate their existing and emerging business operation needs and objectives into a locational and facility strategy integral to their broader corporate development objectives.  This means assuring that the value of real asset decision-making is related to an understanding of existing and future corporate markets and trends.

GlobeSite's support to corporations, therefore, involves two overall approaches: 

Strategic Support: where locational and facility related decisions are related to strategic corporate goals and objectives such as increased operational efficiency and productivity, integrated risk management and improved corporate and sub-units financial performance.

Transformational Support: where locational and facility decision are related to transformational corporate missions and potentials. Issues addressed may include midterm and longer term market and geopolitical trends, opening new markets, forming new business alliances or establishing new supply chains and logistics operations.

Location Feasibility Assessment

GlobeSite assists in evaluating the various organizational and locational alternatives potentially available to a corporation. This includes evaluating options for expanding existing facilities of certain components or business lines (ie, a base-case no “new” location) versus outsourcing, a new market focus, business relocation or other alternatives.  In other words, we assist in establishing the rational and feasibility for locational investment decision-making.

Regional Area Location Selection

Based upon industry market assessments and a company’s prime current and future operational requirements, a location selection process will be developed.  It can include, as appropriate, various decision-tree and/or matrix comparison methods employing prioritized location criteria, risk factors, ranking measures and other key elements.  From this analysis a preliminary listing of 10 to 15 most promising area locations are identified (including regions, countries, states and/or other locations as appropriate).  

From this assessment, usually 3 to 5 most highly ranked locations are selected for field visits and further    study.  Within these 3 to 5 locations, tasks will include preliminary identification of local site alternatives, coordination with local entities, factors needing further analysis and a strategy work plan for each location.

Local Site Selection & Real Estate Support

Based on the results of the Region Area Location work, one or two specific local areas will be selected for final analysis and evaluation, including potential candidate sites.  Detailed information on governmental incentives, extent of local support or other legal or taxation issues may be more thoroughly determined or negotiated as appropriate.  For corporate clients, competitive negotiations among the top two or three site locations may be appropriate.

At this stage of the locational decision-making process, a client’s team of financial backers, attorneys, local real estate specialists, land planners, architects and other specialists should be on-board or assembled to assist in final site acquisition and project implementation.
